What NFPA 72 Actually Requires
NFPA 72 specifies a detailed testing matrix covering every component in your fire alarm system. Here is what our certified technicians verify on every annual inspection.
Control Panel & Power
- Primary (AC) and secondary (battery) power supply continuity
- Panel trouble signals and ground fault detection
- Battery load test and voltage under discharge (per NFPA 72 Table 14.4.5)
- Communication to the central monitoring station (UL listed, where applicable)
Initiating Devices
- Smoke detector sensitivity measurement — must fall within listed range per NFPA 72 §14.4.7
- Heat detector functional test using listed heat source
- Manual pull station activation and reset
- Duct smoke detector test using listed test aerosol
- Waterflow and tamper switch signal verification
Notification Appliances
- Audible (horn/speaker) output and coverage verification
- Visual (strobe) flash rate and candela output check
- Voice evacuation message clarity and intelligibility (NFPA 72 §24.4)
Who Needs Annual Fire Alarm Testing?
California Fire Code requires annual testing for virtually every commercial occupancy with a required or voluntary fire alarm system. This includes:
- Multifamily residential (3+ units with a required system)
- Office buildings, retail centers, and restaurants
- Hotels, motels, and short-term rentals with central alarm systems
- Healthcare, assisted living, and care facilities
- Warehouses, industrial buildings, and manufacturing facilities
- HOA-managed common areas with fire alarm systems

Annual Fire Alarm Testing FAQ
What happens if we miss the annual test deadline?
The local AHJ — LAFD, Torrance Fire Department, SMFD, or another — can issue a Notice of Violation, levy fines, or require a fire watch at your expense. Your property insurer may also treat a lapsed inspection as a policy violation, potentially voiding coverage for fire-related claims.
How is NFPA 72 annual testing different from a monthly visual check?
A monthly visual check confirms that panel indicators look normal and that no devices are physically damaged. The annual test goes far deeper: it functionally activates every detector, tests battery capacity under load, verifies monitoring station signal receipt, and documents individual device performance to NFPA 72 §14.4 standards.
Do you notify the monitoring company before testing?
Yes. Before we begin functional testing, we notify your central monitoring station to prevent a false dispatch. Once testing is complete, we restore the system and confirm full communication with the station.
What if devices fail during the annual test?
Failing devices are documented in the inspection report. Our technicians carry common replacement parts — smoke detectors, heat detectors, pull station components, batteries — and can resolve many deficiencies on the spot. Major panel repairs or large-scale replacements are quoted and scheduled as a follow-up.
How far in advance should we schedule?
We recommend scheduling 3–4 weeks ahead for routine annual inspections. For large or multi-building portfolios, 6–8 weeks lead time ensures we can coordinate across sites and meet any lease-required inspection dates.
What does the inspection report include?
Our digital report lists every device tested, its location, the test method used, and the result (pass / marginal / fail). It includes technician certification details, system information, and a deficiency log formatted for LAFD or other AHJ review — delivered to your inbox the same day.
